Property Management Process

  1. Evaluation:

  • We learn about your property and provide you with a rental appraisal according to the current market conditions - aim to achieve the best rental rate while minimising vacancy rate

  • Explain the property management process, educate you on current legislation and risk management - have insurances, smoke alarm compliance certificate and pool safety certificate in place

  • Offer recommendations on repairs, cosmetic improvements or third party services available to improve and maximise return on investment

 

  2. Appointment:

  • Prepare appropriate documents for you to appoint us as your managing agent

  • Notify your previous property manager on your behalf for change of appointment

  • Prepare the property for lease, arrange professional cleaning, carpet cleaning, pest control and garden tidy up if required

  • Assist you in ordering relevant insurances, smoke alarm service, pool safety certificate and depreciation report if required

 

  3. Marketing:

  • Arrange professional photo shooting and sign board making for your property

  • Advertise your property on Realestate.com.au as premiere listing

  4. Open inspection and screening prospective tenants:

  • Manage tenant enquiries

  • Conduct private inspections and open homes to the prospective tenants

  • Guide prospective tenants to complete application forms that comply with legislation

  • Screen quality tenants and present the qualified applications for your approval

  • Negotiate tenancy terms and special conditions if required

 

  5. Tenancy commencement:

  • Arrange tenancy agreement signing, collect initial deposit and lodge rental bond with RTA

  • Provide pocket guide for tenants which includes information they will need while renting and explains their rights and responsibilities

  • Provide body corporate by-law if applicable

  • Provide a thorough entry condition report with photos for the tenants to sign

 

  6. Managing the tenancy:

  • Collect rent and disburse to you with a monthly owner statement attached

  • Manage rent arrears according to legislation 

  • Invoice tenants for water consumption, pay your utilities and rates on your behalf from rental disbursements

  • Conduct routine inspections every 4 months to ensure tenants are caring for the property according to the terms of the agreement and identify any current, preventative and future maintenance. Provide you with a detailed report with photos

  • Promptly attend to maintenance and repair requirements

  • Prepare end-of-year financial reports for your tax purposes

 

  7. Tenancy renewal/termination:

  • Provide you with lease renewal suggestions including updated rental price for the current market 2 months prior to tenancy ending

  • Negotiate rent increases if required

  • Notify tenants of your decision, arrange lease renewal or prepare for notice to leave

  • Provide instruction on vacating procedures, conduct exit condition report

  • Organise repairs for any damage to the property

  • Arrange bond refund

  • Advertise your property for rent (please refer to step 3)
